The two simplest reason why to invest in Sierra East is that the cost of entry is low and the growth potential is high.
As mentioned, Inyo county has incredibly little developed or undeveloped residential properties relative to its size. The Olancha-Cartago area, otherwise referred to as southern Owens Valley, not only has undeveloped residential land, but also supports the greatest concentration of industry in the entire County. Crystal Geyser has a large bottling plant here, but do to limited available housing, has a van pool to commute workers from the town of Ridgecrest, 60 miles south! And Crystal Geyser has recently completed a major expansion here. The Los Angeles Department of Water and Power has a new facility across Owens Lake for over 50 full-time employees, most of whom have long commutes to work. The Coso Geothermal Field, four geothermal power plants operated by Caithness Energy LLC, employs people who have no choice but to commute. The Excel Bridge Manufacturing Co. has a plant in Olancha and other small businesses include a form printing operation, duck club, restaurants and a gas station/mini-mart. Government is also here in the way of State and local Fire Departments and a Post Office.
Most of the area housing stock is owner-occupied, and rentals are few, mostly older and marginally maintained.
It is not infeasible that an investment for real estate development here could qualify a foreign national for a EB-5 Visa, which can be obtained with a $500,000 investment in a rural area.
